If you are contemplating carrying out building work to a property in France you should be aware that if the floor area of the property exceeds 170 sqm then you will be required to employ an Architect. I am a bilingual Architect and work on both sides of la Manche. I am registered to practice in France and undertake commissions throughout France for restoration work and for the design of new buildings.
The scope of the services which we offer can range from advice through design and contract management or any stage in between. After an initial consultation it will usually be necessary to visit the property to carry out a condition / measured survey and make initial enquiries with M le Maire and appropriate public services. After preparation of a concept design with budget costing a dossier is prepared for the submission of the Pérmis de Construire. Finally a schedule of Works is prepared and prices sought for carrying out the work.
The successful relationship between client and Architect depends on good lines of communication and is obviously easier if both client and Architect speak the same language.
